Saadiyat Island has consistently held the title of Abu Dhabi's most expensive villa address, with Knight Frank recording average villa transaction values of roughly AED 26,500 per sqm for the year to June 2026 โ ahead of every other district it tracks in the emirate. Talay's launch pricing works out to approximately AED 26,400โ27,300 per sqm across both collections, placing it right in line with โ not above โ that benchmark for a brand-new, Aldar-delivered release.
That pricing lands against a market that has kept growing through 2026: Abu Dhabi's total property transaction value rose 112% year-on-year in the first half of the year, supported by continued foreign investment and government visa reforms. Saadiyat itself remains supply-constrained, with roughly 3,250 residential units in its entire construction pipeline for 2026โ2030 โ a small number for an island this in demand, and one reason land for new beachfront villa communities like Talay rarely reaches the market.

Yes. Saadiyat Island is a designated investment zone, meaning both UAE nationals and foreign buyers can own villas here on a full freehold basis โ with the same ownership rights as any other freehold property in Abu Dhabi.
You reserve your villa with an initial payment, sign a sale and purchase agreement with Aldar, and then pay according to the construction-linked payment plan through to handover. All buyer payments for registered off-plan projects in Abu Dhabi are held in a regulated escrow account, released to the developer only as construction milestones are met.
Property investment above AED 2 million can qualify for a 10-year UAE Golden Visa, subject to current immigration rules at the time of application. Every villa at Talay comfortably exceeds this threshold, so it's worth discussing directly with our team once you register interest.
